		<description>I too have found that real estate can be a great investment.  It can also be a risky investment if not handled properly.  For example, I know a number of real estate investors that bought property as prices were going up with the plan to flip it for a huge profit, only to find that prices went flat and then down before they could sell.  Many are comfortable timing the market, though I've concluded market timing is a talent I don't have.  With respect to a cash out refinance, in my experience the problem is that the interest rate is considerably higher than if you refinance the existing balance only.  I'd be curious to hear if others have experienced the same thing.</description>
